What a Standard Check includes
Every Standard Check is documented with a report and a photo set.
Security & access
Doors/windows appear secure (visible access points)
Signs of forced entry, tampering, or unauthorized access
Squatter / trespass indicators (trash, bedding, drug paraphernalia, etc.)
Condition scan
Visible damage, vandalism, broken glass, graffiti
Obvious hazards or concerns to flag quickly (ex: water smell, visible moisture, broken fixtures)
Documentation
Time-stamped report
Time-stamped photos (entry points + key areas relevant to the site)
Immediate escalation if something looks urgent

Standard Property Check — $35 per check (starting)
Best for scheduled checks on vacant units, Airbnbs, and smaller commercial spaces.
$35 applies when the check is:
Scheduled / route-based
Standard scope (single unit or small footprint)
Within our normal service area
Add-ons (only when needed)
To keep pricing fair and protect response quality on larger or special-trip checks:

Quoted per site (common range $55–$95/check) based on size, access, and scope.
Priority Response Add-on
Priority Response Dispatch — $55 per dispatch
Need someone quickly? Priority Response is designed for urgent situations.
Target arrival: within 30 minutes (service area + unit availability permitting)
Used for: open door reports, suspicious activity, alarm calls, “check it now,” and urgent owner/PM requests
You’ll receive a quick “arrival + findings” update, followed by documentation
After-hours/holiday premium may apply depending on time and coverage needs.
How it works
You send the list (units/addresses + access instructions + check frequency)
We schedule your checks (weekly, 2–3x weekly, daily, or between Airbnb guests)
We inspect + document (report + photos)
We escalate immediately if something needs urgent attention
You get clean proof-of-work you can save for owners, asset managers, or insurance documentation

Turnover Units: 1–3 checks per week until occupied
High-Risk Vacancies: daily checks for a set period after an incident
